$270 to $400 for Builder's Risk Insurance on $405k rowhouse in DC

Hello,

I have a row house in Petworth, DC that I will be purchasing for $405k, looking at ARV of $675k, and wanted to know how much I should be paying for Builder's Risk Insurance and if these are adequate coverage.

The quote I have so far are,

Special Form Coverage
Replacement Cost - $550,000
$1,000,000 Premises Liability
$5,000 All Other Perils Deductible/$7,500 Theft Peril Deductible
$396.00 Monthly Cost

Or

Basic Form Coverage
Renovation Project
Replacement Cost - $550,000

$269.50 Monthly Cost


The Basic coverage would cover; 

Fire; Lightning; Explosion (includes Sonic Boom and Water Hammer); Windstorm and Hail; Smoke; Aircraft and Vehicles; Riot or Civil Commotion; Volcanic Action; Sprinkler Leakage; Sinkhole Collapse; Vandalism/ Malicious Mischief.

And Special would cover on top of Basic coverage;

Falling Objects; Weight of Snow, Ice or Sleet; Water Damage; Collapse (Additional Coverage); Theft; Risk of Direct Physical Loss (subject to policy exclusions).

Please provide your insight into whether this is adequate price/coverage. What other questions should I be asking them?

We've left the national carriers here in Atlanta.  They got to be too much work.  Needing pictures of houses.  Auto owners used to be lowest priced, then American Family...   But non have their own vacant/builders risk.  They'd go to their 2ndary market and prices would be sky high like this.

I was hoping to hear more about what other rehabbers are paying.

Each state and housing type has different risk cost.  You'll need to call Bethni 913-951-3285 and find out what your situation would cost.   My houses have much lower replacement cost so I don't know if insurance is proportional and thus comparable.

Introduction This guide will mostly help you to complete all the levels that this game has to offer. For each level, I'll try to provide up to three different solutions (if you're actually playing this game, you'll easily understand my reasons for doing so). So, in the rest of this guide, keywords that you must type are included in all caps, and if you're following my suggestions, that's the word you'll have to write in the proper menu. If, let's say, a particular puzzle required you to summon a cat, I'd write something "Call a CAT, and put it inside of the JAR" (pun intended). Enough with the explanations,let's go on to what you really want to read. 2~. Walkthrough Each area contains 22 puzzles, 11 of each kind. There are "puzzle" levels, where you have to complete a particular action, and "action" ones, where you just have to grab the Starite by any means necessary. Obviously, these are the two categories I'll use in the next few sections. 2.0~. University Note: this area is composed by basic tutorial levels, and so I'll give you a single solution to each of those. ---------- PUZZLE 0-1 SOLUTION: By following the tutorial, grab the Starite. ---------- PUZZLE 0-2 SOLUTION: By following the tutorial, climb the ladder (tap it to do so), grab the hammer, break the plank and grab the Starite. ---------- PUZZLE 0-3 SOLUTION: Use the shovel to dig on the floor. Next, use the new function, a magnifying glass, to identify some parts of the levels, before grabbing the Starite. ---------- PUZZLE 0-4 SOLUTION: Enter the car, swim, board the plane grab the ray gun and use it to shoot the target. Grab the Starite. ---------- PUZZLE 0-5 SOLUTION: Following the tutorial, put some glue on the wall and use it to hold the painting. ---------- PUZZLE 0-6 SOLUTION: Use the notepad to create something (I wrote DOG). Then, collect the Starite. ---------- PUZZLE 0-7 SOLUTION: Delete all the objects. Throw the baseball onto the target, and collect the Starite. ---------- PUZZLE 0-8 SOLUTION: Pick up the ball, and fill the crate with it. Grab the Starite. ---------- PUZZLE 0-9 OBJECTIVE: Give the chef some food! SOLUTION: Create ay kind of food (PIE, PIZZA, etc.) and give it to the chef placed to the right of Maxwell. Grab the Starite. ---------- PUZZLE 0-10 SOLUTION: Put a LADDER next to the edge that Maxwell can't jump, use it to climb up and grab the Starite. ---------- PUZZLE 0-11 SOLUTION: Just grab the Starite. 2.1~. The Gardens ---------- PUZZLE 1-1 OBJECTIVE: Give two of them what they would use in their hands! SOLUTION 1: Give the policeman a GUN and the chef a SPOON. SOLUTION 2: Give the fireman a HOSE and the chef a KNIFE. SOLUTION 3: Create the doctor a THERMOMETER and the chef a BUCKET. ---------- PUZZLE 1-2 OBJECTIVE: Capture the butterfly! SOLUTION 1: Use a LADDER. SOLUTION 2: Fly using PEGASUS and grab the butterfly. SOLUTION 3: Use a FISHING NET. ---------- PUZZLE 1-3 OBJECTIVE: Use the ramp to beat his distance! SOLUTION 1: Use a CAR. SOLUTION 2: Use a BIKE. SOLUTION 3: Use a MOTORCYCLE. ---------- PUZZLE 1-4 OBJECTIVE: Give the farmer three farm animals! SOLUTION 1: Use a PIG, a COW and a BULL. SOLUTION 2: Use a DOG, a HEN and a SHEEP. SOLUTION 3: Use a CALF, a HORSE and a CAT. ---------- PUZZLE 1-5 OBJECTIVE: Refresh him! SOLUTION 1: Use WATER (beverage). SOLUTION 2: Use WATER (environment). SOLUTION 3: Use RAIN (water). ---------- PUZZLE 1-6 OBJECTIVE: Reunite the girl and her kitten. SOLUTION 1: Use PEGASUS to grab the cat and give it to the girl. SOLUTION 2: Use a LADDER to reach the cat. SOLUTION 3: Use a GIRAFFE to reach the cat. ---------- PUZZLE 1-7 OBJECTIVE: Help him do his job! SOLUTION 1: Use an AXE. SOLUTION 2: Use a CHAINSAW. SOLUTION 3: Use EXCALIBUR (talk about overkill...). ---------- PUZZLE 1-8 OBJECTIVE: Clean up the park and get rid of the fly! SOLUTION 1: Use a CLEANER, and then a GUN to shoot the fly and the piece of garbage placed on top of the tree. SOLUTION 2: Use a DRAGON to kill the fly, clean the park yourself, and use a BOW to get the piece of garbage placed on top of the tree. SOLUTION 3: Pick the fly up, and put her on the garbage can. Next, clean the park yourself, and use a SLINGSHOT to get the piece of garbage on top of the tree. ---------- PUZZLE 1-9 OBJECTIVE: Knock'em all off without cheating or guns. SOLUTION 1: Use a BALL. SOLUTION 2: Use a FOOTBALL. SOLUTION 3: Use a TENNIS BALL. ---------- PUZZLE 1-10 OBJECTIVE: Protect the food, but don't upset the hippie by hurting the ants! SOLUTION 1: Grab the sandwich and run around with it, avoiding the ants. SOLUTION 2: Use two ANTEATER. SOLUTION 3: Use PEGASUS, grab the sandwich, fly up in the sky. ---------- PUZZLE 1-11 OBJECTIVE: Return these flowers to her in her basket! SOLUTION 1: Use a BEAR to defeat the two animals on the right. Next, use PEGASUS to grab the rightmost flower, together with the other two. Put all three in the basket. SOLUTION 2: Use a LION to defeat the two animals on the right. Use two LADDER to gain access to the rightmost flower, put all three flowers in the basket. SOLUTION 3: Use a SWORD to defeat the two animals. Use some WINGS to reach the rightmost flower (be careful when it comes to landing!), put all three flowers in the basket. ---------- ACTION 1-1 SOLUTION 1: Use a GUN to bring the Starite down. SOLUTION 2: Throw a SOCCER BALL to the same effect. SOLUTION 3: Use FIRE to burn the tree. ---------- ACTION 1-2 SOLUTION 1: Use two BOULDER (or you can use the ones available in this same level) to hit the switches, before hitting the red switch and grabbing the Starite. SOLUTION 2: Use a PORCUPINE and a WALRUS to hit the the switches, hit the red one yourself. SOLUTION 1: Defeat the dragon by using two BEHEMOTH. Unite the two sides of the cliff by using a ROPE, and get rid of the two fires by taking advantage of the rain that comes from a THUNDERSTORM. Finally, fly PEGASUS to the left, hit the switch and wait for the king to arrive; when that happens, release one of the ends of the ROPE, fly up, and grab the Starite. SOLUTION 2: Kill the dragon by using a CTHULU. Unite the two sides of the cliff by using a BRIDGE LADDER, and use a HOSE to put off the two fires. Fly on a ROC. SOLUTION 3: Kill the dragon by using two shots from a BAZOOKA. Then, unite the two sides of the cliff by using two VINE, and use some WATER (environment) to put off the two fires. Finally, fly in an HELICOPTER, but be very careful when using it, or you may fall in the lava. ---------- ACTION 4-1 SOLUTION 1: Press the green and the blue switches. Equip some WINGS, fly up, and press the red button in the upper right corner. Take the left entrance to the Starite, but be careful when it comes to crossing the crusher. SOLUTION 2: This time, use a PEGASUS to fly around. SOLUTION 3: Finally, use a PTEROSAUR. ---------- ACTION 4-2 SOLUTION 1: Kill all three samurai by dropping upside-down MINE (weapon) over their heads. Then, move the BALL to the red button, pass all to the right by flying in a PTEROSAUR and , finally, unpress the red button. SOLUTION 3: Press the green button by putting a SOCCER BALL on top of a TRAMPOLINE. Put a ROCK over the grey button, cross the lava and release this same button. Fly up by using a pair of WINGS, hit the red button with the same ROCK as before, go to the right, unpress this button and fly to the Starite. ---------- ACTION 4-4 SOLUTION 1: Press the red button on the right, and use the POLICE to kill the lowest monster from afar. Fly by using PEGASUS. SOLUTION 2: Press the red button, kill the lowest monster by calling up DEATH, fly by using a PTEROSAUR. SOLUTION 3: Press the red button, kill the lowest monster by shooting him with a GUN, and the other one by sucking him into a BLACK HOLE. Fly by using some WINGS. ---------- ACTION 4-5 SOLUTION 1: Pass across the tripwire once, and go back. Destroy both spiked balls with a BLACK HOLE and grab the Starite after flying with WINGS. Go underwater by using a WETSUIT. SOLUTION 2: Defuse the naval mine on the right by using a BOULDER. Next, go to the right side, and use several SUB (vehicle) to destroy the sandy walls and the predators. Grab the Starite inside the SUB, if possible. SOLUTION 3: Do the same with a SUBMARINE. ---------- ACTION 5-8 SOLUTION 1: Drop an upside-down MINE (weapon) on both bomb stashes, and then press the switch. Use WINGS to fly and grab the Starite. SOLUTION 2: Protect both sides of the Starite with a STEEL DOOR BLUE and hit the switch; then, fly with PEGASUS and grab it! SOLUTION 3: Repeat with a STEEL DOOR RED and a PTEROSAUR. ---------- ACTION 5-9 SOLUTION 1: Put a BLACK HOLE inside the area which has all the rocks, so that is destroys them. Then, give Maxwell a WETSUIT, jump on the water and grab the Starite. SOLUTION 2: This time, use NOTHING and a SCUBA to attain the same goals. SOLUTION 3: Now, go for EVERYTHING and an UNDERWATER HELMET. ---------- ACTION 5-10 SOLUTION 1: Put three SUN in the screen, to lighten up most of it. Then, get Maxwell a SCUBA, and kill all enemies by using a single CTHULU. Swim down, right, down, right, down, left, and use a MAGNET to attract the steel door. Grab the Starite. SOLUTION 2: Put three RED SUN in the screen. Then, give Maxwell an UNDERWATER HELMET, kill all enemies by using DEATH, swim as before (i.e. down, right, down, right, down, left), and use a ROPE to drag the steel door out of its place, allowing you to grab the item you seek. SOLUTION 3: Start by putting two BLACK SUN on background. Give Maxwell a WHITE SCUBA, kill all enemies by dropping a TOASTER next to them, and, after having swam all the way to the lower left, use a VINE to pull the stell door, and grab the Starite. ---------- ACTION 5-11 SOLUTION 1: Kill the two ghouls by putting two MINE (weapon) on top of each other, and obviously next to them. Hit the grey lever, put a RAMP next to the lower left button and let a BALL slide it down. Next, take this BALL to the upper left and upper right red buttons, and grab the Starite. SOLUTION 2: Kill the two ghouls by using a CROCODILE. Hit the grey lever, put a STAIRWAY (with the steps pointing to the left) on the lower left corner and a HEAD on top of them, so that it comes rolling down and hits the button. Next, create a single TENNIS BALL and put it in the upper left and right red buttons . SOLUTION 3: Kill the two ghouls with an ALLIGATOR, put a QUARTER PIPE on the lower left corner and let a WHEEL fall there, so that it presses the button. Press the grey lever and add a BASEBALL to the upper left and right red buttons. (That's all for this area...) 2.6~. Outer Wild ---------- PUZZLE 6-1 OBJECTIVE: Hunt duck! If you did everything right, the kid will still be following you, and you can take him to his dad. SOLUTION 2: Use WATER (environment) to put off the fire. Give Maxwell some NIGHTVISION GOGGLES and fly over the hole by using an HELICOPTER (remember, you should first add the kid to the back seat, by putting him next to that door, and only then enter the HELICOPTER with Maxwell). SOLUTION 3: Put off the fire with LIQUID and give your main character X-RAY GOGGLES. Make him fly on PEGASUS, tie a ROPE to the boy and take him all to the right. ---------- PUZZLE 6-5 OBJECTIVE: Return the girafe to the zoo! SOLUTION 1: Board a BALLOON (vehicle) and attach a ROPE to the giraffe's neck. SOLUTION 2: Board a SPACESHIP and attach a VINE to the giraffe's neck, but be careful not to hurt her, or she'll attack you. SOLUTION 3: Equip Maxwell with a JETPACK, and make him ride the giraffe. Put a HALF PIPE on top of the hole, fly to the top of it, and then fly all to the left. ---------- PUZZLE 6-6 OBJECTIVE: Help her get to the outhouse, but don't hurt the animals. SOLUTION 3: Put Maxwell inside a SPACESHIP, attach the girl to it by using a VINE, and take her to the left side, by the upper path. ---------- PUZZLE 6-7 OBJECTIVE: Return the diamond to him, but some of the wolves are endangered, don't harm them! SOLUTION 1: Get some MEAT, and drag it around with your stylus in order to attract all the wolves to the hole in the middle of the level. Then, use a DRAWBRIDGE to pass above the hole, grab the diamond and take it back. SOLUTION 2: Repeat by using CHICKEN (food) and putting two PLATFORM above each other. SOLUTION 3: Repeat with a SAUSAGE and two or three BRIDGE. ---------- PUZZLE 6-8 OBJECTIVE: Feed the herbivores, but the T-rex wants one of them! Create two TEEPEE. SOLUTION 3: Ride the bear all to the right, and fly back in a PTEROSAUR. Create a TARP, COOLER and a SLEEPING BAG. ---------- PUZZLE 6-10 OBJECTIVE: Clear the way and shoot the target! SOLUTION 1: Kill the alligator and the flies with an HARPY. Throw the clown into the water by using an AIR VENT. Fly to where the clown was by using a pair of WINGS, and use a PNEUMATIC DRILL to dig across all the dirt (do it four or five times). Shoot the cannon and grab the Starite. SOLUTION 2: Kill the alligator with a TOASTER, and the flies with a GUN (yes, I know how odd this sounded). Scare the clown by using a BLOB, so that it falls on the water. Fly by using PEGASUS and dig with a SHOVEL. Shoot the cannon. SOLUTION 3: Kill the alligator with a MICROWAVE, and the flies with a ROCKET LAUNCHER. Throw the clown into the water by putting a LARGE AIR VENT behind him. Fly by using some WINGED SANDALS, and dig by using a BIG SHOVEL. Shoot the cannon. ---------- PUZZLE 6-11 OBJECTIVE: Return the supplies in the crates to the soldier! SOLUTION 1: Use EVERYTHING (twice) to kill the two fishes and the two guards, but be careful with it, not to damage any of the crates. Then, interact with each create, grab its content and take them back to the soldier. For the underwater one, use a WETSUIT; for the one in the upper right, use a JETPACK. SOLUTION 2: This time, use NOTHING, UNDERWATER HELMET and WINGS to obtain the same goals as before. SOLUTION 3: Use a BLACK HOLE, SCUBA and two LADDER. ---------- ACTION 6-1 SOLUTION 1: Kill the Jackal with a SWORD. Unite Maxwell and the tiger cub by means of a COLLAR (tool), and then fly using a ROC, the tigers will no longer attack you. Dig with a PNEUMATIC DRILL, and attach the COLLAR to the Starite to pull it in your direction, while you jump. SOLUTION 2: Fly in the PTEROSAUR, and unite it with a ROPE to the tiger cub. In the upper section, dig with a SHOVEL, attach the rope to the Starite. SOLUTION 3: Fly in a PEGASUS, united to the tiger cub by a VINE. Dig by dropping several MINE (weapon) on top of each other, and pull the Starite with a VINE, similarly to what you did before. ---------- ACTION 6-2 SOLUTION 1: Go to the opposite side of the mammoth, and dig the icey part by using a SHOVEL once. Then, attack the tripwire, fall down and grab the Starlite while you're falling. SOLUTION 2: Repeat by using a PNEUMATIC DRILL. SOLUTION 3: This time, use a BIG SHOVEL. ---------- ACTION 6-3 SOLUTION 1: Kill the lioness by using DEATH. Put off the fire by using WATER (environment). Attach a ROPE to the Starite and pull it, across the hole, to your right. SOLUTION 2: Kill the lioness with GOD, put off the fire with a HOSE, attach two VINE together and use them to pull the Starite. SOLUTION 3: Kill the lioness with a T-REX, put off the fire with LIQUID, attach three collars together and pull the Starite. ---------- ACTION 6-4 SOLUTION 1: Use DEATH to kill the deer, the eagle and the rightmost Tetra. SOLUTION 2: Use a HUNTER for the same task. SOLUTION 3: Use a ZOMBIE. ---------- ACTION 6-5 SOLUTION 1: Use FIRE to melt both blocks on ice in the lower left. If you need more help, you can kill them by using DEATH, and some WINGS to help you cross the falling ice. SOLUTION 2: Use a FLAME; if you need more help, use a ZOMBIE and a JETPACK. SOLUTION 3: Use a BLACK HOLE to suck in the yeti and the human nearby. If you need more help, use a HUNTER and PEGASUS. ---------- ACTION 6-6 SOLUTION 1: Put an ICE BLOCK on top of the fire. SOLUTION 2: Put a FREEZER on top of the fire, and pull the Starite with a FISHING ROD. SOLUTION 3: Put an ICEBERG on top of the fire, and grab the Starite by flying with WINGS. ---------- ACTION 6-7 SOLUTION 1: Get into a UFO and stalk the pterosaur until he falls down, and drops the Starite. SOLUTION 2: Drop DEATH on top of the pterosaur, until it kills him. SOLUTION 3: Drop a HUNTER on top of the pterosaur. ---------- ACTION 6-8 SOLUTION 1: Kill all enemies with a KRAKEN and a MEGALODON. Equip a SCUBA, pull the red switch, swim all the way down, use a SHOVEL to dig across the sand, pull the green switch. Follow by going all the way back to the red switch, pull it, and go up to grab the Starite. SOLUTION 2: Drop a TOASTER near the lower left green switch, to activate it. Drop another near the four jellyfish, and another on top of the shark. Get Maxwell a WETSUIT (re-activate the red switch if needed), and then go to grab the Starite. SOLUTION 3: Repeat with a MICROWAVE and an UNDERWATER HELMET. ---------- ACTION 6-9 SOLUTION 1: Ride the bull, and use it destroy the barn. Then, approach the cow, and she will follow you. Destroy, from afar, the the dynamite by letting a MINE (weapon) fall on top of it, and proceed until both animals are reunited with their owner. Grab the Starite by using WINGS. SOLUTION 2: Repeat the steps from before, but blow up the dynamite (from afar) by using a GUN, and fly by using a JETPACK. SOLUTION 3: This tiem, destroy the dynamite with a ROCKET LAUNCHER and fly with the WINGED SANDALS. ---------- ACTION 6-10 SOLUTION 1: Put two SUN in the BACKGROUND. Use RED MAGIC in the dynamite , put a BOULDER on top of the red button and fly PEGASUS to the upper right, where you'll find the Starite. Oh, and kill the chupacabra by using DEATH. SOLUTION 2: Use NIGHTVISION GOGGLES, drop a MINE (weapon) in the area below the lantern, use ICE in the two fires, fly to the upper right by using a PTEROSAUR. Oh, and use a SWORD to kill the chupacabra. SOLUTION 3: Use X-RAY GOGGLES, destroy the two lower cactii with EXCALIBUR (which you should also use to kill the chupacabra), put off the two fires by using a ICE BLOCK and fly to the upper right by using a ROC. ---------- ACTION 6-11 SOLUTION 1: Put two DRAWBRIDGE on the right, in a "\\" motion, and press the third (counting from the left) green button with a BLOCK. Then, move those two DRAWBRIDGE to the left, in a "//" motion, and press the second (from the left) red button. SOLUTION 2: Repeat the same strategy using two RED DRAWBRIGE and one YELLOW BLOCK. SOLUTION 2: Put two HALF PIPE following each other (as if they were forming a single "\") and press the third green button by using a ROCK. Repeat as before, using this time a ROCK. SOLUTION 3: Give each character a SAX (instrument). ---------- PUZZLE 7-2 OBJECTIVE: Go ahead, jump! SOLUTION 1: Use a CAR. SOLUTION 2: Use a MOTORBIKE. SOLUTION 3: Use a VAN (be careful, this one may require some timing...). ---------- PUZZLE 7-3 OBJECTIVE: Get through the flags! SOLUTION 1: Board PEGASUS, cut the rope with a KNIFE, and simply fly across the three groups of flags. SOLUTION 2: Use a ROC, cute the rope with a SWORD, fly again. SOLUTION 3: Equip Maxwell with a PARACHUTE, cut the rope with a FORK, and then glide as required (be aware that a double-tap makes you move faster in the air). ---------- PUZZLE 7-4 OBJECTIVE: Pin him down with an object! SOLUTION 1: Use a FIGHTER (plane). SOLUTION 2: Use a UFO. SOLUTION 3: Use a BEAR TRAP. ---------- PUZZLE 7-5 OBJECTIVE: Find the Starite switch! SOLUTION 1: Hit the second and the fourth switches (I'm counting from the left). Fly down by using a PEGASUS. SOLUTION 2: Hit the second and fourth switches, by down by using a ROC. SOLUTION 3: Hit the fourth and the fifth switches, grab the Starite by using a PARACHUTE. ---------- PUZZLE 7-6 OBJECTIVE: Which crate is it in? SOLUTION 1: Put a BRIDGE under the fourth (from the left) crate, and use FIRE to burn the rope holding that same crate. Board PEGASUS, Fly to the upper area where you placed the bridge (this creature is afraid of the fire, so you'll have to make Maxwell jump from up in the sky) and grab the Starite. SOLUTION 2: Place a SPACESHIP under the fourth crate. Equip Maxwell with a JETPACK, fly there, break the crate with a SWORD. SOLUTION 3: Place a TRUCK under the fourth create, equipa Maxwell with some WINGS, break the crate with a KNIFE. ---------- PUZZLE 7-7 OBJECTIVE: Stop the out-of-control truck! SOLUTION 1: Use a WALL (you must place it in a way that the truck only touches it after it has hit the floor). Fly over the truck by using WINGS. SOLUTION 2: Use GOD, fly over the truck by using a JETPACK. SOLUTION 3: Use PRIEST, fly over the truck by using PEGASUS. ---------- PUZZLE 7-8 OBJECTIVE: Save the allied plane! SOLUTION 1: Use GOD to defeat both enemies. SOLUTION 2: Use a PRIEST (with an AXE equipped). SOLUTION 3: Use NOTHING, when the plane is away, to defeat both enemies. ---------- PUZZLE 7-9 OBJECTIVE: Rescue the stranded and bring them to safety! SOLUTION 1: Use a BALOON (vehicle) to drag, tied by a ROPE, all the three people to safety. SOLUTION 2: Use a SPACESHIP, and a VINE, for the same purposes. SOLUTION 3: Use PEGASUS, and a COLLAR (tool). ---------- PUZZLE 7-10 OBJECTIVE: Rescue the two allies and bring them back to your aircraft carrier! SOLUTION 1: Drop a ROCK to destroy the two upper naval mines. Use DEATH to kill the two enemies and the shark. Make Maxwell wear a WETSUIT, go underwater to the right side and then fly PEGASUS. Equip a KNIFE, break the upper section of the rope that is holding both sailors, and drag them back - one by one - to the carrier. SOLUTION 2: Drop a BOULDER on the mines. Kill all the enemies by dropping NAVAL MINE on top of them. Wear a SCUBA, go to the right, fly a ROC, break the upper part of the rope by using a SWORD. SOLUTION 3: This time, drop a TOASTER to destroy the mines, and kill the enemies by using this same item (believe it or not, dropping one in the water causes a massive explosion). Give Maxwell an UNDERWATER HELMET, fly by using a PTEROSAUR, cut the rope by using a SAW, drag them back by that same rope. ---------- PUZZLE 7-11 OBJECTIVE: Battle each one with other creatures - no explosives allowed! SOLUTION 1: Use GOD. SOLUTION 2: Use SCYLLA. SOLUTION 3: Use HYDRA. ---------- ACTION 7-1 SOLUTION 1: Use WINGS. SOLUTION 2: Use a JETPACK. SOLUTION 3: Use PEGASUS. ---------- ACTION 7-2 SOLUTION 1: Use a SPACE SHUTTLE (even this requires some timing and luck, and it may require several tries before you can finally manage to complete it). SOLUTION 2: Use a SPACESHIP. SOLUTION 3: Use a UFO. ---------- ACTION 7-3 SOLUTION 1: Use a RACE CAR. SOLUTION 2: Use a KART. SOLUTION 3: Use a RALLY CAR. ---------- ACTION 7-4 SOLUTION 1: Use a PARACHUTE. SOLUTION 2: Use PEGASUS. SOLUTION 3: Use a ROC. ---------- ACTION 7-5 SOLUTION 1: Start by going to the lower right and putting a RAMP above the spikes, so that the Starite falls to the left. Give Maxwell some WINGS, and make him fly all to the right. To lower the steel gate, give him a CAR and race all to the left. When you fall into the water, finally equip Maxwell with a WETSUIT, drop a SEA MINE on top of the shark and swim all to the right, until you can grab the Starite. SOLUTION 2: Put a RED RAMP (yep, cheating...) above the spikes. Give Maxwell a JETPACK, and fly him all to the right. Next, grab a MOTORCYCLE and race all to the left. Finally, kill the shark by dropping a MICROWAVE on top of it, give Maxwell a SCUBA and swim all to the right, grabbing the Starite. SOLUTION 3: This time, repeat the same strategy, using a BLUE RAMP, some WINGED SANDALS, a RACE CAR, and an UNDERWATER HELMET. Do kill the shark, simply use a CTHULU. ---------- ACTION 7-6 SOLUTION 1: Kill all enemies by using DEATH. Then, fly in PEGASUS, hit the grey lever (placed to the left of place where people are trapped) and grab the Starite. SOLUTION 2: Use GOD and a PTEROSAUR, this time. SOLUTION 3: Use POLICE and, to fly, some WINGS (be careful where you land, though). ---------- ACTION 7-7 SOLUTION 1: This is really easy if you use something that can fly, such as PEGASUS. SOLUTION 2: Now, go for PTEROSAUR. SOLUTION 3: And now, use a ROC. ---------- ACTION 7-8 SOLUTION 1: Without ever approaching, use a FISHING ROD to pull the rope to your side, and grab the Starite. SOLUTION 2: Use a SHRINK RAY to make the rope smaller, and then grab the Starite. SOLUTION 3: Put an AIR VENT, pointing up, in the lower area with the spikes. Then, approach the rope and quickly grab the Starite. ---------- PUZZLE 7-9 SOLUTION 1: Defeat the three cops by summoning DEATH. Then, fly all the way with PEGASUS and grab the Starite. SOLUTION 2: Defeat the three cops by dropping RED MAGIC on top of them, and before flying with a PTEROSAUR. SOLUTION 3: Defeat all three cops by means of a BLOB. Then, fly by using WINGS, but be careful not to fall out of the level. ---------- ACTION 7-10 SOLUTION 1: Kill all three armed enemies by using a BLOB. Fly with WINGS. SOLUTION 2: Kill the three enemies with DEATH, fly by using the WINGED SANDALS. SOLUTION 3: Use GOD to defeat the three enemies, fly by using PEGASUS. ---------- ACTION 7-11 SOLUTION 1: Move Maxwell to the rightmost point, without (obviously) touching the barrels on the right. Put a FAN on the left, pointing to the left and, after the barrels are destroyed, fly up by using PEGASUS, and grab the Starite while in the air. SOLUTION 2: Move Maxwell to the rightmost point, just next to the barrels, and put him inside a SHELTER. Then, gently remove this same SHELTER; if done correctly, Maxwell will be moved to the outside of his explosive square (this REALLY sounds like a bug...), and you can simply fly with a PTEROSAUR and grab the Starite, without even destroying a single explosive barrel. SOLUTION 3: Move Maxwell to the rightmost point, without touching the barrels on the right. Put a LARGE AIR VENT on the left, pointing to the left and, after the barrels are destroyed, fly up by using a ROC, and grab the Starite while in the air. (That's all for this area...) 2.8~. Frontier ---------- PUZZLE 8-1 OBJECTIVE: Trade something for the martian samples and return them to the astronaut! SOLUTION 1: Equip some GOLD to Maxwell, and pass next to all three Martians, they will have a "?" above their head, meaning that you can proceed. Next, grab all three samples, and take them back to the Astronaut, by using a JETPACK. SOLUTION 2: Equip some SILVER, you can put all three samples inside a BRIEFCASE and then take them back to the Astronaut, where you should empty it. SOLUTION 3: Equip a COIN, grab all three samples, fly back by using the WINGED SANDALS. ---------- PUZZLE 8-2 OBJECTIVE: Find the impostor! SOLUTION 1: Use a SWORD on the second (counting from the left) person, he is the only one that doesn't move when confronted with, let's say, a BEAM. SOLUTION 2: Use a KNIFE on the same character. SOLUTION 3: This time, use a ROD on that character. ---------- PUZZLE 8-3 OBJECTIVE: Get rid of the skunk and give the astronomer something to study in the sky! SOLUTION 1: Go to the right and shoot a GUN at the skunk. Next, put PLUTO up in the sky. SOLUTION 2: Use a MANTICORE to kill the skunk. Put EARTH (planet) up in the sky. SOLUTION 3: Use a CHARYBDIS to kill the skunk, put MERCURY (planet) up in the sky. ---------- PUZZLE 8-4 OBJECTIVE: She wants one of the factory's bears! SOLUTION 1: Cover the fire with a BRIDGE. Then, quickly grab a falling bear and take it to the kid on the right. SOLUTION 2: Quickly jump over the fire and grab a bear while it is still falling. Then, deliver it to the kid. SOLUTION 3: Go to the upper left by using a JETPACK, and use a FISHING ROD to capture a bear. Then, fly to the kid and deliver the item. ---------- PUZZLE 8-5 OBJECTIVE: Get to the chopper with the girl! SOLUTION 1: Put GOD to your right and see him killing all the zombies. After they're all dead, take the girl to the chopper. SOLUTION 2: Do the same with ZEUS. SOLUTION 3: Use several GUN (you'll need five or six) to quickly kill the first zombie on the right, then the one on the left, and finally all the other ones on the right. ---------- PUZZLE 8-6 OBJECTIVE: Save at least one cow! SOLUTION 1: When the UFO has captured the third cow, hit it with a BAZOOKA. SOLUTION 2: In the same conditions, use a ROCKET LAUNCHER. SOLUTION 3: This time, use a GRENADE LAUNCHER. ---------- PUZZLE 8-7 OBJECTIVE: Get the preserved alien to the truck! SOLUTION 1: Put a BRIDGE LADDER over the hole. Attach a ROPE from Maxwell to the preserved alien, and pull him all the way to the truck. SOLUTION 2: Repeat with a RED BRIDGE LADDER and a VINE. SOLUTION 3: Repeat with a DRAWBRIDGE and a CHAIN. ---------- PUZZLE 8-8 OBJECTIVE: Lift the pipe up to the top floor! SOLUTION 1: Attach the pipe to Maxwell with a ROPE, and then fly by using PEGASUS. Take the pipe to the upper right. SOLUTION 2: Repeat with a VINE and a ROC. SOLUTION 3: Repeat, yet again, with a CHAIN and a PTEROSAUR. ---------- PUZZLE 8-9 OBJECTIVE: Open the safe but watch out for the security cameras! SOLUTION 1: Drop a BRIDGE LADDER on top of the three switches; then, quickly run to the right and open the safe. SOLUTION 2: Drop a WHALE on top of the three switches; if the guard approaches, make him ride the WHALE! SOLUTION 3: Put a WALL to your left. Then, put three BOULDER over the three switches. ---------- PUZZLE 8-10 OBJECTIVE: Get the alien and his holograph to his ship! SOLUTION 1: Use a GUN to destroy both cameras, and kill all enemies by using DEATH. Release the alien by interacting with his cage, and take him all to the left. Attach a ROPE, and some WINGS, to Maxwell, and the other half of the ROPE to the holograph; then, fly to the ship and, if done correctly (i.e. if the alien is in the lower floor, and wal

    Hello,

    I have a row house in Petworth, DC that I will be purchasing for $405k, looking at ARV of $675k, and wanted to know how much I should be paying for Builder's Risk Insurance and if these are adequate coverage.

    The quote I have so far are,

    Special Form Coverage
    Replacement Cost - $550,000
    $1,000,000 Premises Liability
    $5,000 All Other Perils Deductible/$7,500 Theft Peril Deductible
    $396.00 Monthly Cost

    Or

    Basic Form Coverage
    Renovation Project
    Replacement Cost - $550,000
    $1,000,000 Premises Liability
    $5,000 All Other Perils Deductible
    $269.50 Monthly Cost


    The Basic coverage would cover; 

    Fire; Lightning; Explosion (includes Sonic Boom and Water Hammer); Windstorm and Hail; Smoke; Aircraft and Vehicles; Riot or Civil Commotion; Volcanic Action; Sprinkler Leakage; Sinkhole Collapse; Vandalism/ Malicious Mischief.

    And Special would cover on top of Basic coverage;

    Falling Objects; Weight of Snow, Ice or Sleet; Water Damage; Collapse (Additional Coverage); Theft; Risk of Direct Physical Loss (subject to policy exclusions).

    Please provide your insight into whether this is adequate price/coverage. What other questions should I be asking them?

    We've left the national carriers here in Atlanta.  They got to be too much work.  Needing pictures of houses.  Auto owners used to be lowest priced, then American Family...   But non have their own vacant/builders risk.  They'd go to their 2ndary market and prices would be sky high like this.

    I was hoping to hear more about what other rehabbers are paying.

    Each state and housing type has different risk cost.  You'll need to call Bethni 913-951-3285 and find out what your situation would cost.   My houses have much lower replacement cost so I don't know if insurance is proportional and thus comparable.
